we moved into our rented house last September, and because I had adverse credit I had to pay my six months up front (over 3k) and my partner pays his monthly. When the six months was up and we extended our lease (we intend to stay a few years at least) the landlord wanted the same again for another six month lease. As we have to pay fees to the agents every time they renew the lease is it unreasonable to ask for a 12 month lease next time and to drop the advance payment? I can’t afford 12 months in advance. We are excellent tenants and I paid my rent in my previous flat on time every month for nearly three years. They supplied a reference for me to confirm this. Thanks in advance.

Wondering if you cannot ask for 12 months lease with rent payable 6 months in advance for your share. Example, if new agreement starts on 1st of May 2016 you pay rent till end of October 2016. On 1st November, you pay rent till April-2017. This may be reassuring for the landlord as they get rent 6 months in advance (as they do under current agreement) and save you agency fees.
