Eamon he is completely right. As a Tenant it is your responsibilty to ensure your own belongings. He would only be liable if he stole it or intenationally damaged it.

Sorry it’s not what tou wanted to hear but good luck. There are lots of very reasonbale contents insurance policies out there for Tenants- just google ‘Tenants Contents Insurance’.
