My two friends and I are searching for property to rent in London as three students. We have agreed upon a great property but the estate agents have now sent us the invoice which includes many questionable fees. Can anybody tell us whether these are justified/normal?

£125 Agreement Fee

£125 Check In Fee

£50 VAT at 20%

£130 Inventory Fee

I don’t think this even includes the admin fees and thus I am concerned that we are getting ripped off.

Any advice and clarification would be greatly appreciated.

Hi Anchan,

These fess do seem inline with the going rates- in fact, appear more reasonable than many. However, all of these fees should be clearly displayed on their property listings, on their website and in their offices.

Fees will apply with almost any agent you approach.

Hope that helps
