Brand new mattress

My contract states that when leaving the property I need to remove the existing mattress and buy a brand new replacement.

I questioned this when signing and the letting agent told me ‘only if necessary’ – for instances of damage etc. The house is a hmo and was newly furnished when I moved in. 

The original letting agent had since gone under, the replacement has said that the landlord expects everything to be brand new for each new tenant. Including redecorating, regardless of condition and a new mattress.

this is a fixed term contract (6months) for a furnished room. Does the verbal agreement with the previous letting agent carry any weight? It was conditional of me signing the contract.

Is it unreasonable for a housing contract to ask that I replace the mattress after a tenancy of 6 months? 

Can it be held in dispute?
