Hi, my family and I live in a private house. About a year ago our dog (landlord knows we have her) scratched a hole in the carpet. Totally our responsibility and we told our landlord we would repair / replace before the end of the tenancy. 

Today our agent rang, said the landlord wants us to put £1100+vat in a pot separate from our deposit for carpet replacement. 

This was a surprise, and not a sum we currently have spare! This figure is from the company who fitted it last. Now, the carpet is very generic beige renters carpet (We have an identical design rug we bought to cover the damage until we replace it) but the landlord wants us to use a specific supplier and wants the hallway carpet replaced as well. Can they dictate the supplier? Also I’m not keen on this massive extra fund,  which is pretty much our deposit again! Personally. I want to get a few quotes for this carpet repair and just pay for it myself.
