I am hoping someone can help me. 

I have just recieved a call from my estate agents saying that the tennent who is currently living in the property i am due to move into on 9th FEB have asked to stay an extra month – However I have signed the contract and paid deposit that i will be moving in on 9th Feb, Is there anything i can do? or do i have no choice but too wait an extra month and move in March? This means i would have to find somwhere to live for a month 🙁

The tenants you’re about to switch at your new property likely can’t find anything suitable that fast. Typically, you can demand that they leave, but there is no mechanism to force them out of the property as fast as a month, so it’s likely they will just stay for the extra month. 

I suggest you negotiate a rent rebate for the first month AND negotiate for the landlord to cover the difference in rent between your new property and the property you’re going to temporarily live in as you wait for your flat to become available.
