Landlord issues wrong notice & dated section 21

Hello, im new never had no issues rentin until now, Im rentin a flat, iniatially the property was managed through estate agents, no issues then came to end of 6 months and landloard wanted to manage, kept delaying the signing of a new contract and i noticed the flat on the website for sale 3 months b4,

shower stopped working and he refused to fix, then i moaned and get a letter sayin he will seek possesion in 2 months, DIY hand typed job.  shower is still not repaired

Then 1 week later he sends a section 21 4b a letter which is dated wrong  this one is not sent recorded delivery normal post

what are my rights as he says wants possession 1 year earlier, 

so does this mean its invalid and he would need to submit a new section 21 and then the 2months start from that period? Am i to notify him thats its wrong or just ignore the letter and continue to stay, dont really want to move as its a inconvenience

also he increased the rent at his own will

ive not replied to any of them yet, as been 2busy with work

When does the fixed period in your tenancy come to an end? Even if the landlord has issued a 21(b) notice during a fixed period, you can’t be forced to leave until the end of that period.  This is a helpful blog on notices that might be useful. Shelter also has a lot of good info. Bear in mind there are strict rules for evicting tenants and your landlord can’t just throw you out without the right paperwork (and these notices are just an indiction of intention that the landlord wants you to leave – they would most likely actually need a court order to remove you).

It might be worth trying to talk to the landlord and work out a solution/compromise that works for both of you – as long as he’s not trying to deprive you of your tenancy rights.
