Letting agency promises I can stay for another year, then secure a new tenant hours later. Can I do something?

Hello,
I looked around but could not reallly find an answer to my question.

I’ve talked about the letting agency about renewing my Assured Shorthold Tenancy Agreement and they sent me an email saying this:

(1:39 PM today)
” We hope you are doing well. We have recently had a viewing for your flat, and the tenant was very interested in the property. They have offered to pay the landlord £500 rent for the flat next year, but since you are the current tenant, we would like to extend the offer to you first. If you would like to reside in the property for another year, the rent will be £500. If you are willing to accept this please let us know and we can take the property off the market. “

to which I answered:

Hello,

I already saw the upgraded amount on your website some days ago and was already assuming to pay that amount next year,

therefore I hereby accept to pay 500£ for the next year.

Thank you for contacting me to make this proposition,
I’m happy to stay here next year.”

Then they continue with this:
Thank you for your email. We are pleased you would like to continue staying in the property for another year. Please organise a convenient time and schedule an appointment to come into the office to resign a new contract and pay the agency fee.”

To which I answer:
Hi, 

I’m out of the country by the end of this week until the end of next week, so I will contact you immediately upon returning to set up an appointment and take care of this.”
and their last answer:
Hi Pierre,
 
     No worries, thank you for your email. “
 
 
Hours later, (at 5:22 PM), I get this:
Unfortunately, the tenant who was interested has paid the agency fee straight away to secure the flat. We did ask you to pay the agency fee on the phone before and could not, and unfortunately the policy is whoever pays the agency fee first can secure the property. We apologise for any inconvenience, but if however this tenant fails to sign the contract we will update you. If you are still in need of a 1 bed property to rent in July, we can contact you with details of any suitable incoming properties we may get.”

So basically, just after saying me It’s all good, they say otherwise.

I’m really mad about it and I wonder if there is anything at all I can do about it to stay there?

This is completely out of line. 

Not only do they force your hand on the rent increase by getting new tenants interested in the property, but after rescheduling the appointment, due to very understandable circumstances, they give it to the first bidder. 

Although I cannot relate it to any specific law I know of, this attitude is not right and nobody should be treated like an expendable object. 

I advise to find out which redress scheme is this letting agent registered with (and this is a legal requirement). Probably going to be listed on their website, but if not, check our resources section here, AND open a complaint directly with the redress scheme.
