the pipe from the bath came apart while my son was in the shower. Water flooded the kitchen and the boiler on Fridat evening. Called emergency plumber as letting agent office closed until Monday morning. Plumber could not fix boiler. Basically, no heating since Friday night.

You usually need to give a landlord a ‘reasonable time’ to carry out repairs and this will depend on factors such as the temperature outside, the number of young children in the house and who caused the problem. I’m not a lawyer but I would imagine that if you get to a week and you still have no heating and hot water then you’re well within your rights to start complaining – there’s some advice here on how to do that.

You should always have access to help, either the agent or the landlord, even at the weekend or after hours in the evening. Ask the agent for their out of hours emergency number and if they don’t have one (which they should), ask them for the landlord’s direct line.
