My 12 month tenancy runs out next week and I’ve had no communication from the letting agent about the renewal or what will happen.  I feel it is up to them to contact me so shall I just continue to pay the same rent and see what happens?

Richard,

Check the Tenancy Agreement first however, usually, if no notice is served a Tenancy becomes a ‘Periodic Tenancy’ That is to say that the terms remain the same and in force and the contract continues indefinitely until either party serves notice to terminate or a new contract is entered in to.

Hope that helps.

Thanks, that works better for me as I don’t want to commit for another year and I can just pay month by month for the same rent.
