When i moved into my property the landlord did not freshly paint. He did fill holes but painted over the filler with completly the wrong shade/colour. Since living there (5 years) i have decorated all rooms apart from the hall stairs, landing and kitchen. They are looking tired and marked! Am i liable to repaint these as they were not freshly painted when i moved in?
Also, the washing machine had a number of slow leaks in the utility room and as a resuly the skirting has rotted away. I advised the landlords agents but nothing has been done. I am assuming it is his responsibilty to repair.
One last point, I am moving out February 22nd. The agent is calculating my rent as 22 days out of 28, which leaves me £157 out of pocket compared to calculting an average daily rate based on this formula: monthly rent x 12 / 365 x 22 days. Who is right?
