Q: The walls in my home need painting after recent repair work made a mess of them. My landlord says it is my responsibility, is this correct?

Any damage caused during repair work is your landlord’s responsibility to put right. It is wise to take photos of any damage and send them with an email or letter to your landlord as soon as possible, otherwise you may be held responsible for the costs to re-decorate.

Tenants who have been living in a property for over twelve months are sometimes given the responsibility for decoration; check the terms of your tenancy agreement to see if you are allowed to alter the decoration of your rented home. Watch for clauses that state the landlord’s prior permission must be granted or that the property must be returned to its original decoration at the end of the tenancy; you should carefully consider this added cost to moving out.
