Q: We are a group of five living in a three story unregistered HMO. (We think it is unlikely a licence would be granted in the houses current state, as it has no fire safety measures, gas or electrical certificates and the stairs are very wonky.) We've just received a section 21 notice, but understand that it isn't valid as the house is unregistered. If we contest a possession order what rights do we have going forwards?
