In rare cases the landlord can evict you by serving you notice and starting court proceedings immediately, before the two months or two weeks have lapsed. These cases are usually based on one of two things:-

  • Either the landlord is accusing you, your family or visitors of being a menace to someone else in the home or surrounding area.
  •  Or, the landlord is accusing you of using the property for illegal or immoral purposes, such as growing, taking or distributing drugs.

If you feel the allegations are unfounded you should try to negotiate with your landlord explaining why you feel they are incorrect.
