Grant Property (formerly Grant Management) are by far the WORST agency I have ever rented a property from. We rented in our final year in Birmingham University and all seemed OK at first, however getting hold of Grant Management meant hours of waiting on the phone and multiple attempts to email/call. The first major issue we had was when our shower broke. We didn 't have a bath so relied heavily on the shower. It took Grant Management 15 days to get the shower fixed, and I believe the company they used to fix it were not qualified plumbers. The shower electrocuted my housemate the day it broke. The men who eventually came to fix it had to ring the shower company to find out what the problem might be and order a part (I could have done that a hell of a lot quicker!). The part arrived quickly and they fitted it, however the actual fault was due to pressure build up in the head of the shower which wasn 't fixed. In the end I called the shower company myself to find out how to solve the problem so the shower didn 't break again.
The second problem we had was that the house alarm didn 't go off when we got burgled. The downstairs window was very easy to break into and the alarm was faulty. Grant Management refused to accept any responsibility for this and we were left feeling very unsafe in our home.
The third problem we had was getting our deposit back. We were charged for marks/damage caused by the work done to the shower, work done to the wardrobes & work done to the dishwasher (all of which were caused by improper fitting and poor materials). We scrubbed the house from top to bottom, including outside windows. I sent a lot of photos to Grant Mangement proving this, however they refused to take our calls and we got nowhere. We should have taken them to small claims court at this point (they didn 't put our deposit in a tenancy scheme either!) but we gave up.
I should also mention that Environmental Health came round twice, once because our shower water flowed directly out into the street as the shower-out pipe went straight into the guttering and once because the poorly cared for garden (which we had never stepped foot in) had rats.
AVOID GRANT MANAGEMENT/GRANT PROPERTY AT ALL COSTS!
