Take a deep breath I have a lot to off load.. ‘the contract is in the post’ (I never saw a new contract), they turned up on the wrong day for an inspection, then they accused me of bullying because I was annoyed about it, it took over 8 weeks for a (partial – ‘goodwill’) refund of the contract I never saw (at this point they stopped taking my calls) and they twice sent the cheque out in the wrong name then went away to Italy and no one else in the office could write a cheque. It can and often has taken weeks to reply to a question.

Charges seem to pop up out of nowhere. I returned a mandate for their bank account changes once, it was put physically in the hands of one of the office girls. She left LBW, I was then sent a letter threatening to charge me a fee if I didn’t return the mandate. I’ve had to ring them up to remind them they had an arranged inspection twice. I’ve been misled either deliberately or down to incompetence over the most trivial of things and over more worrying issues also. This has meant I’ve spent time writing email after unanswered email and it is absolutely unwelcomed and unnecessary stress.

They registered my details incorrectly with the Deposit Protection Scheme. Meaning I’d never had any communication from them.

Despite promise from LBW my deposit was being returned, they then failed to contact the DPS to get the refund process started. It took a week and a threat of complaint to the PRS to get them to do even the most basic of functions.

Their communication skills in my opinion are poor both in frequency, integrity and general literacy. More recently I’ve had to get legal advice when my landlord sacked them before the tenancy was up. It’s been nothing but a sharks smile from them since they first took my deposit from me. Disorganised, unprofessional and really quite arrogant with it. It’s not the 1980s anymore ladies… sort yourselves out.

Still attempting to get deposit back!

My wife and I moved in to a house managed by LBW a month before our first child was born - when the electrics failed LBW were unprepared to help us and it took two weeks for them to arrange for a tradesman to come out during which the bathroom was unlit at night!!! LBW were disorganised and, at time, disinterested - we didn't stay longer than our year lease and were then treated badly as part of the deposit return process - we didn't think agents like this were still out there but they are - my advice would be to avoid LBW . I wish I had found the tenants voice before signing a contract with them!!

one month after moving in we found out that LBW had been struck off from the Property Ombudsman Scheme due to serious failings, verging on fraud, related to their management of a number of properties. About 2 months after this we started receiving phone calls from LBW stating that the tent had not been paid - which came as a surprise given that the rent was paid by standing order! We asked LBW to check their bank and heard nothing more - two months later the same thing happened again - and then again two months later by which stage we were getting frustrated with continually being accused of not paying the rent and did some research on the 'all agents' review site and found that other tenants had experienced the same and even heard by word of mouth that LBW were well-known for awful administration and ripping off their tenants. We have now moved after numerous issues with the house which lbw were totally disinterested in - they then make fraudulent deductions from the deposit - I cannot over emphasis enough that LBW should be avoided! If you are reading this and it's too late - I feel sorry for you! I thought agents like this were a thing of the past due to regulation but don't believe it!! Avoid LBW at all costs!!
